In the Name of God Amen
I Winifred Pyke of Oxted in the County of Surry Widow being of Sound
mind and memory (praised be God therefore) Do this present two and twentieth
Day of January in the year of our Lord One Thousand seven hundred and 
Eighteen make and ordain this my last Will and Testament in manner
following First I bequeath my Soul into the hands of Almighty God
hoping to inherit Eternal Life through the merits of my Lord Christ And
my Body I bequeath to the Earth to be decently buried by my Executors 
hereinafter named at the direction of my two Daughters And as to my
worldly Estate I will and dispose thereof as followeth First I give and
devise unto my Grandaughter Anne Lyfe and her Heirs for Ever all that
my Messuage or Tenement scituate in the Vill of Oxted aforesaid with
the Warehouse buildings gardens Orchards and appurtenances thereto
belonging now in the occupation of me and Detter Lyfe But in case my
said Grandaughter happen to dye before the Age of One and Twenty 
Years then I give and devise the said Messuage and premisses unto Elizabeth 
and Mary Lyfe her two Sisters and  their heirs for Ever But in case they
both happen to dye before their Age of One and Twenty Years then I 
give and devise the said premisses to all and every such other Issue of the 
Body of my Daughter Anne Lyfe which she may happen to have before
she attain the Age of Fifty Years and their Heirs as Tenants in common
But in case all such issue dye before their Age of One and Twenty 
Years and leave no Issue behind them of their Bodys lawfully begotten
then I give and devise the said Messuage and premisses unto and amongst
the children of my Daughter Elizabeth Oliver and their Heirs for ever
as Tenants in common and not as joynt Tenants Item I give unto my
Grandson George Oliver the sume of One hundred and Fifty pounds to
be paid unto him at such time as my Daughter Elizabeth his Mother
shall think fitt or so much thereof 
as she shall think fitt and the residue to such of his Brothers as my said 
Daughter Elizabeth shall direct to be paid by my Executors and Trustees
hereinafter named out of my Moneys and out of my Rents of my Estate
at Brentford Item I mind and will is and I do hereby give and devise unto
my Daughter Anne aforenamed full power and authority in her Life time 
by any writing under her hand and Seal to be executed in the presence of
two or more credible Witnesses either with or without the consent of her 
Husband to limitt and direct the said Messuage and premisses at Oxted to
such of her Children as she shall think fitt notwithstanding the devise afore
mentioned but without any revocation of such writing after the same shall
be once Executed by her and not to bar the remainders to my other Daughters
Children upon failure of issue of my said Daughter Lyfes as aforesaid Item 
I give and devise unto my trusty Freinds Mr John Peake of London Bridge 
and Thomas Fowler of Blechingly in Surry and their Heirs all that my
part share and proportion of and in all that Messuage Tenement or Inn
called the Goat Inn in Brentford in Middlesex with the Barns Stables 
Wharfe Gardens Orchards buildings Osierplatt and appurtenances thereto


belonging now inthe occupation of Richard Anderson and Elizabeth
Winso???????? their Assigns in Trust nevertheless and to the intent and purpose
that they my said Trustees and the survivor of them and his Heirs shall by
and out of the Rents and profits of the same premisses in the First place make
up the Legacy of One hundred and Fifty pounds herein before given which 
??? Money ???? be deficient and after the same is made up then upon 
Trust to raise by and out of the said Rents and profits the sume of One
hundred pounds of lawfull Money of Great Britain and pay and allow
the Interest thereof to my Grandson David Olliver for the Term of three
Years and then the said One hundred pounds to be divided between the said 
David and his Brother John equally at their Ages of One and Twenty 
Years or so soon after as the same can be raised But if they both dye
before that Age then the same to be paid to and amongst the other
Children of my Daughter Elizabeth which shall live to attain that Age
Item I give and bequeath and do hereby direct  my said Trustees out
of the said Rents and profits in the next place to raise and pay unto my
said Grandaughter Anne Lyfe the sume of Twenty pounds of like
lawfull Money or to such other of my Daughter Lyfes Children as she
my said Daughter shall direct as aforesaid Item in the next place after 
raising the said Moneys I do hereby direct my said Trustees to raise 
the further sume of One hundred pounds of like lawfull Money by and out 
of the said Rents and profitts and pay the same to my Grandaughters
Elizabeth and Mary Lyfe at such times and in such parts and proportions 
as my said Daughter Anne shall under her hand and seal to be executed
as aoresaid direct and appoint And in the next place after all the said moneys 
raised I do hereby direct my Trustees to convey the said Estate one Moiety
thereof to the issue of my said Daughter Elizabeth and their Heirs and
the other Moiety to the issue of my said Daughter Anne and their Heirs 
or to such of them as shall be then living but upon failure of all Issue then
to my right Heirs Item I make and ordain my said Trustees joynt Executors 
in Trust of his my Will and I give one half of my Stock and Goods to
my said Daughter Elizabeths children and the other half part to my said
Daughter Anns Children or such of them as they my said Daughters shall
direct by any such writing as aforesaid But I do hereby direct and will
that such writing so to be executed by either of my said Daughters shall
stand and be in force for Ever then after irrevocable and not subject to any
revocation or alteration In Witness whereof I have hereunto sett my hand 
and seal the Day and Year first above written Winifred Pyke her mark
Signed sealed and published by the said Testatrix Winifred Pyke in the presence
of us who subscribed our Names as Witnesses in her presence Tho Peyk
Nicho Andrews Thomas Lyfe

Memorandum I the within named Winifred
Pyke do hereby will direct and appoint that my Grandaughter Anne
Lyfe or her Heirs shall not have any part of share of my Estate at 
Brentfordunless her Sisters all dye without issue notwithstanding my devise
in my Will And I make and ordain this as a Codicill to my Will and ordain
it as part thereof In Witness whereof I have hereto sett my hand and 
Seal this Sixth Day of April Anno Dni 1719  Winifred Pyke her mark
Signed Sealed and published by the said Winifred Pyke as part of her Will
in the presence of us Nicho Andrews Thomas Lyfe Elizabeth Ontram
