I Sarah Pyke of Bower Hall in the parish of Steeple Bumsted
in the County of Essex Widow being of sound and disposing mind
memory and understanding (praised be God for the same) yet
considering the Incertainty of this Transitory life Do make this my
last Will and Testament in manner and form following that is to say
First and principally I commend my Soul into the Hands of
Almighty God hoping through the Merits Death and passion of Our
blessed Saviour Jesus Christ to have full and free pardon and forgiveness
of all my sins and to inherit Everlasting Life And my Body I commit
to the Earth from whence it came until its Joyfull resurrection to be
deposited in a Coffin of solid Lead and to be decently but privately
Interred at the discretion of my Executor hereinafter named under the
pew with my Ancestors in the parish Church of Stteple Bumsted
aforesaid but in case it shall so happen that there shall not be
sufficient Room for that purpose under the said pew then my desire is
to be buried in some convenient place in the Chancel of the said Church
And as to all such Wordly Estate and Goods wherewith it has pleased
the Divine providence of his great Goodness to intrust me I give and
dispose thereof in manner and form following that is to say Imprimus
I give and bequeath unto John Pyke Esquire Nephew of my deceased
Husband all my Household Goods Furniture Pictures Brewing and
Dairy Vessells Utensils and Implements of Household Gardening or
Husbandry and other Goods whatsoever which shall at the time of
my death be in or about my Jointure House at Baythorne in the said
County of Essex or in or about all or any of the Outhouses Gardens or places
thereto belonging And I also give tot he said John Pyke the picture of
his Uncle George Pyke set in Gold and the three pictures of my Father
Mother and Brother John Bendysh which are in the parlour in my
House in RedLyon Street And I also give to the said John Pyke and
Anne his Wife thirty pounds apiece for Mourning Item I give to
Mackering Barker Wife of Robert Barker of Everley in the County
of Wilts Esquire the sum of three hundred pounds to and for her own
Sole and seperate use benefit and disposal And for which her Receipt
or Acquittance in Writing under her hand notwithstanding her Coverture
shall be a sufficient discharge to my Executor Item I give to Mrs
Ann Isted spinster Aunt of Ambrose Isted of Ecton in the County
of Northampton Esquire the sum of five hundred pounds Item I
give to Charles Gostling of Hanwell in the County of Middlesex
Esquire and Edward Radcliffe of Devonshire Square London Esquire
two hundred pounds In Trust for the two Daughters of Bridget
Wood deceased equally to be divided between them and to be paid
them at their respective Ages of twenty one years or days of 
Marriage which shall first happen with Interest in the meantime
at the rate of five per cent per Annum to be applied towards their
Maintenance or part of the said principal Money to be applied


to the putting them or either of them out Apprentices at the discretion
of the said Trustees and if either of them shall happen to die before
her share becomes payable the Survivor to have the whole Item I
give to Mrs Mary Finch of Barking inthe said County of Essex
the sum of two hundred pounds and to her Daughter Dorothy Finch
one hundred and fifty pounds and also to each of them twenty pounds
for Mourning Item I give to Mrs Mary Isham sister of Sir
Stephen Anderson of Eyeworth in the County of Bedford Baronet
thirty Guineas to buy her a Ring Item I give to my God daughter
Anne Bishop Daughter of William Bishop of Frencham in the County
of Surry Esquire one hundred pounds Item I give to my Godson
Thomas Sturges one hundred pounds to be paid when he shall attain
the Age of fifteen years Item I give to my God Daughter Sarah
Goostrey one hundred pounds Item I give to Mrs Swinburn Wife of
William Swinburn Esquire my Gold repeating Watch Gold case
and Chain And to Mrs Anne Swinburne Sister of the said William
Swinburn twenty pounds and tot he said William Swinburn fifty
Guineas Item I give to the before named William Bishop one
hundred pounds And to his Brother the Reverend Mr Francis
Bishop one hundred pounds Item I give to the before named Charles
Gostling the picture of my late Brother Sir Henry Bendysh
deceased which usually hangs to my Gold repeating Watch and for
which I have given him a Note under my hand in case of his
Surviving me And I also give him the pictures of the said Sir Henry
Bendysh and his Lady now in my said parlour in Red Lyon Street
Item I give to Francis Pemberton of Trumpington in the County of
Cambridge Esquire two hundred pounds Item I give the sum of
two hundred pounds to and amongst all such of the Daughters of
Mrs Jane Gould Widow deceased Sister of the said Francis
Pemberton as shall be living and unmarried at the time of my
decease share and share alike if more than one and if but one the
whole to such one Item I give to Elizabeth Hole Widow of Richard
Hole Grocer fifty pounds Item I give to Mr John Upton Merchant
son of Doctor Upton the sum of One hundred pounds over and above
and besides the like sum of one hundred pounds which he oweth me
upon his Bond and which together with all Interest that shall be
owing for the same I also hereby give forgive and relase to him
And I do order and direct that the said Bond shall immediately
after my decease be delivered up to him the said John Upton
Cancelled Item I give to Mrs Mary Upton Widow of Colonel
Upton and Sister of the said John Upton one hundred pounds Item
I give and bequeath to the Governors and Directors for the time
being of the Charity School of Saint James Clerkenwell (in which
parish I was born) the sum of one hundred pounds to be laid out
and disposed of by them within twelve Months after my decease
in such manner as they in their discretion shall think most for
the benefit and advantage of the said school and the Children
there Educated Item I give and bequeath tot he Governors and
directors for the time being of the Charity School of the parish of St
George the Martyr in the County of Middlesex the like sum of
one hundred pounds to be laid out and disposed of by them within
twelve Months after my decease in such manner as they in


their discrection shall think most for the benefit and advantage of
the said last named School and the Children there Educated Item I
give and bequeath unto the before named John Pyke and to the
Rector and Church Wardens for the time being of the parish Church
of Birdbrook in the County of Essex the sum of fifty pounds to be paid
and distributed by them within twelve Months after my death
either to and amongst the poorest and most indigent Inhabitants
of the said parish of Birdbrook who shall appear to them to be the
most proper Objects of Charity in such proportions and in such
manner as the said John Pyke and the said Rector and Church
Wardens shall think proper or to be applyed by them in the putting
out the Children of such poor persons Apprentices to such Trades
and in such manner as they shall approve of Item I give to the said
Sir Stephen Anderson and to George Gent of Moins Esquire and to
the Church Wardens of the parish of Steeple Bumsted aforesaid for
the time being one hundred pounds to be laid out by them within
twelve Months after my death either to or for the benefit of the
poor and most indigent Inhabitants of the said parish of Steeple
Bumsted in such manner as they shall think proper or to be applied
in putting out the Children of such persons Apprentices to such Trades
and in such manner as they the said Sir Stephen Anderson George
Gent and the Church Wardens of that parish shall think proper Item
I give to Mrs Anne Ellis Wife of the Reverende Doctor Ellis the small
picture of Sir Thomas Bendysh my Grandfather Rimmed with
Gold or the small picture of Sir John Bendysh my Father set in 
Gold which of the said two pictures she shall make Choice of and
the other of the said two pictures I give to Mrs Frances Radcliffe
Wife of the before named Edward Radcliffe Item I give and devise
to Sarace Bruce my Maid Servant if she shall be living with me
or in my Service at the time of my decease All my Cloaths and
Wearing Apparell of all sorts without any reserve whatsoever
Item I give to Thomas Bentley my late Coachman sixty pounds
and also my Coach and Harness Item I give to all and every my
servants who shall have lived with me or in my Service one year
or longer and shall be living with me or in my Service at the time
of my death the Sum of six pounds apiece over and above their
Wages And also to Thomas Hughes my Butler ten Guineas
Item I give and bequeath the Sum of one hundred pounds to be
paid out by my Executor in a Monument to be Erected in the
pew or in the Chancel in case the same shall not have been
Erected by me in my life time) to the Memory of my dear
deceased Mother Dame Martha Bendysh who departed this life on
the seventh day of December one thousand seven hundred and five
in the sixty third year of her Age and of my dear deceased 
Father Sir John Bendysh Baronet who departed this life on the
twenty second day of April one thousand seven hundred and seven
Aged seventy eight on which Monument I desire proper Inscriptions
may be made taking notice that the same was Erected by my order
Item I give bequeath and direct the Sum of sixty pounds to be laid
out by my Executor in a Monument to be Erected in the parish
Church of Birdbrook aforesaid (in case I shall not have caused the



same to be erected in my life time) to the Memory of my dear deceased
Husband John Pyke Esquire who departed this life on the third day of
December one thousand seven hundred and thirty eight Aged sixty nine
with a proper Inscription taking notice that the same was Erected by
my Order And I hereby desire and direct my Executor to see the same
Monuments erected accordingly And I hereby desire and direct my
Executor to Give Mourning Rings to all the persons whose names
shall be set down for that purpose in any List or paper of my hand
Writing or Signed by me Item I give and devise to the before
named Charles Gostling and Edward Radcliffe and to the Survivor
of them his Executors and Administrators one Annuity or yearly
Sum of one hundred pounds for and during the Term of ninety nine
years if Mary Goostrey Wife of Mr Thomas Goostrey shall so long
live In Trust for the Sole and separate use and benefit of the said
Mary Goostrey notwithstanding her Coverture and not to be Subject
to the Debts Disposition or Controul of her present or any future
Husband and to be paid into her own hands or to such person or
persons as she by Writing under her hand notwithstanding her
Coverture shall from time to time order or direct And her Receipt
under her Hand or the Receipts of such person or persons to whom
shall shall order or direct the same to be paid shall be sufficient
Discharges to the said Trustees for the same And I also give and
devise to the said Charles Gostling and Edward Radcliffe their
Executors and Administrators my Dwelling house in Red Lyon
Street and the Lease thereof and all the Household Goods and
Furniture of or belonging thereto or which shall be in or about the
same House at the time of my decease and not otherwise hereby
particularly disposed of And also my two pews in the Gallery in
St John's Chappel in the parish of Saint Andrew Holbourn and
all my plate In Trust for the said Mary Goostrey and for her
Sole and separate use and disposal during her life and after her
decease In Trust for all and every her child and children surviving
her share and share alike And if no such then In Trust for her
Executors and Administrators And I give to the said Thomas
Goostrey her Husband two hundred pounds Item I give and
devise to John Winsmore of London Watchcasemaker an Annuity
of twenty pounds for and during his life Item I give and devise
to Dorothy Kitching Widow an Annuity of twenty pounds for
and during her life And to her Daughter my God Daughter
Dorothea Kitching Spinster an Annuity of ten pounds so long as
she shall live and continue unmarried And I also give to the
said Dorothea Kitching Spinster one hundred pounds Item I
give and devise to my beforenamed servant Sarah Bruce (if she
shall be living with me or in my Service at the time of my death)
An Annuity of thirty pounds for and during her life And I do
hereby Order and direct that all the said Annuities hereby given
shall be issuing and going out of my Real Estate herein after
devised and be payable and paid at the four Quarterly Feast
commonly called Lady day Midsummer Michaelmas and
Christmas by even and equal portions free from all Taxes and
Reprizes whatsoever the first payment to be made on such of
those Feasts as shall first happen next after my decease And


that all the pecuniary Legacies and Sums of Money given by this
my Will or any Codicil thereto and not otherwise directed shall be
paid out of my personal Estate within twelve Months next after
my decease Item I do hereby give and devise All that my
capital Messuage called Bower Hall in Steeple Bumsted
aforesaid and my park there and all and every my Manors
Messuages Farms Lands Tenements Hereditaments and Real
Estate whatsoever as well Copyhold as Freehold (having surrendred
?? Copyhold to the use of my Will) in the several Countys of Essex
Suffolk and Cambridge or elsewhere wheresoever (Subject to and
charged with the payment of the aforesaid Annuities) unto the
beforenamed Sir Stephen Anderson and his Assigns for and during
the term of his natural life without Impeachment of or for other
than voluntary waste and from and after the Determination of that
Estate unto the before named John Upton and his Heirs during the life
of the said Sir Stephen Anderson In Trust to preserve the Contingent
Estates and Remainders herein after Limited from being defeated or
destroyed and for that purpose to make Entries and bring Actions as
Occasion shall require but nevertheless to permit and suffer the said
Sir Stephen Anderson and his Assigns to receive and take the Rents
Issues and profits of the same premises during his natural life And
from and after his decease unto the first second third and all and
every Son and Sons of the said Sir Stephen Anderson severally
successively and in remainder one after another according to their
Seniority of Age and priority of Birth and to the Heirs Male of
the several and respective bodies of such Son and Sons lawfully
Issuing the elder of every such Son and Sons and the Heirs Male of
his body to be always preferred and take before the younger of
such Son and Sons and the Heirs Male of his and their bodies
and in default of such Issue unto the said Charles Gostling and
Edward Radcliffe their Executors Administrator and Assigns for
and during the Term of ninety nine years upon to and for the
Trusts Ends and purposes and Subject to the proviso hereinafter
expresseed or Declared of and concerning the same Term and from
unto John Ansell of Great Missenden Abby in the County of Burks
Esquire and his Assigns for and during the term of his natural
life without Impeachment of or for other than voluntary waste
and from and after the Determination of that Estate unto the said
John Upton and his Heirs during the life of the said John Answell upon
the like Trusts for preserving Contingent Estates and Remainders
as aforesaid but nevertheless to permit and Suffer the said John 
Ansell and his Assigns to receive and take the Rents Issues and
profits of the same premisses during his natural life and from and
after his decease unto the first second third and all and every other
son and sons of the said John Ansell severally and successively in
remainder on after another and the Heirs Male of the body and
bodys of such Son and Sons respectively in manner and form
aforesaid and in default of such Issue unto the said Mary Goostrey
and her Assigns for and during the term of her natural life without
Impeachment of or for other than Voluntary Waste and from and
after the Determination of that Estate unto the said John Upton


and his Heirs during the life of the said Mary Goostrey upon the
life Trust for preserving Contingent Estate and Remainders as
afresaid but nevertheless to permit and suffer the said Mary
Goostrey and her Assigns to receive and take the Rents Issues and
profits of the same premisses during her natural life and from and
after her decease unto the first second third and all and every other
Son and Sons of the said Mary Goostrey severally successively and
in remainder one after another and the Heirs Male of the body
and bodys of such Son and Sons respectively in manner and form
aforesaid And in default of such Issue unto the before named William
Bishop and his Assigns for and during the term of his natural life
without Impeachment of or for other than Voluntary Waste And
from and after the Determination of that Estate unto William
Bishop Junior (Son of the beforenamed William Bishop) and his
Assigns for and during the term of his natural life without
Impeachment of or for other than Voluntary Waste and from and
after the Determination of that Estate unto the said John Upton and
his Heirs during the lives of the said William Bishop the Father
and William Bishop the Son and the life of the Survivor of them
upon the like trust for preserving Contingent Estates and
remainders as aforesaid but nevertheless to permit and suffer the
said William Bishop the Father and William Bishop the Son
successively to receive and take the Rents Issues and profits of the
same premises during their respective lives And from and after the
decease of the said William Bishop the Father and William
Bishop the Son and of the Survivor of them unto the first second
third and all and every other Son and Sons of the said William
Bishop the Son severally successively and in remainder one after
another and the Heirs ^ of the body and Bodies of such Son and Sons		^ Male
respectively in maner and form aforesaid and in default of such
Issue unto Henry Bendysh of Great Yarmouth in the County of
Norfolk Esquire for and during the term of his natural life
without Impeachment of or for other than Voluntary Waste and
from and after the Determination of that Estate unto the said John
Upton and his Heirs during the life of the said henry Bendysh
upon the like Trust for preserving Contingent Estates and
remainders as aforesaid but nevertheless to permit and suffer the
said Henry Bendysh to receive and take the Rents Issues and profits
of the same premises during his natural life and from and after
his decease unto the first second third and all and every other Son
and sons of the said Henry Bendysh severally successively and
in remainder one after another and the Heirs Male of the Body
and Bodies of such Son and Sons respectively in manner and form
aforesaid and in default of such Issue unto my own right Heirs
for ever And as to for and concerning the said Term of ninety nin
years so limited ot the said Charles Gostling and Edward Radcliffe
as aforesaid I do hereby declare the same to be upon Trust and to
the end and purpose that if there shall be any Child or Children of
the said Mary Goostrey living at the commencement of the said
term then the said Charles Gostling and Edward Radcliffe or the
Survivor of them his Executors or Administrators shall and do by
Sale or Mortgage of the said Trust premisses or any part thereof

for all or any part of the said Term of by and out of the Rents Issues
and profits thereof Levy and raise the Sum of one thousand pounds
and pay the same to and amongst such Child or Children of the said
Mary Goostrey as shall be living at the Commencement of the said
Term in such Share and portions at such times and in such manner
as she the said Mary Goostrey shall by any Writing under her
Hand notwithstanding her Coverture direct or appoint And in
default of such Direction or Appointment then the said Sum of one
thousand pounds is to be paid to and amongst all and every the Child
and Children of the said Mary Goostrey living at the said Commencement
of the said Term share and share alike if more than one and if but one
such Child the whole to such one to be paid them respectively as they
shall attain the Age of twenty one years and the Interest in the
meantime to be applied towards their maintenance and Education
or laid up and improved for their benefit at the Discretion of the
said Trustees And in case any such Child or Children shall happen
to dye under the aforesaid Age the Share and Shares of such Child
or Children so dying shall go to the Survivors and Survivor of them
provided always that if the person or persons to whom the Freehold
or Interhitance of the premises expectant on the said Term of ninety
nine years according to the Estate herein before limited shall for the
time being appertain shall and do well and truly pay the said Sum
of one thousand pounds unto the said Charles Gostling and Edward
Radcliffe their Executors Administrators and Assigns for the
purpose aforesaid or when and so soon as the said Sum of one
thousand pounds shall be levyed and raised by the said Trustees as
aforesaid or in case there shall be no Child or Children of the said
Mary Goostrey living at the Commencement of the said Term of
ninety nine years then and from thenceforth in each and every or
any of those cases the said Term shall cease and Determine or be
Surrendered provided also and I hereby declare my Will and mind to
be that in case my real Estate shall by virtue of this my Will come to
any Son or Sons of the said Mary Goostrey whilst under the Age of
twenty one years and having a Father living then and in that case
such Father shall have the management and possession of my said
read Estate during such Minority and maintaining and Educating such
Son and Sons in a proper manner Suitable to such Estate shall and may
during such Minority have and take all the Rents and profits of the
said Real Estate to his own use the better to enable him to make
provision for his other Children by the said Mary Goostrey and without
being Accountable to any person for hte same provided also and I
hereby further Declare that all and ever person and persons to whom
my real Estate is above given devised or limited or to whom the same
shall come by virtue of this my Will or any the Limitations therein
contained (except only the said Sir Stephen Andersona nd his Issue
??ale and the said Mary Coostrey) shall and do when and as they
shall respectively come into the Actual possession of my said Real
Estate or any part thereof by virtue of my Will take and for ever
afterwards upon all Occasions bear and use the Sir name of
Bendysh only immediately after their respective Christian names
and so write and Stile themselves in all Deeds and Writings and
upon all occasions whatsoever and in default or neglect thereof by


them or any of them being of the Age of twenty one years or
upwards (except as aforesaid) then and in such case the aforesaid
Devise and Limitation of my said Estate to the person or persons so
refusing or neglecting to take and use the Surname of Bendysh as
aforesaid shall become void and all my said Real Estate shall
immediately upon such refusal and neglect go and be vested in the
person and persons who would be next entitled thereto under this
my Will in case the person or persons so refusing or neglecting as
aforesaid was or were naturally dead such person to whom the said
premises upon such neglect or refusal should come taking upon him ^			^ and using
the Surname of Bendysh only as aforesaid provided also and my
further Will and mind is that it shall and may be lawfull to
and for the said Sir Stephen Anderson, John Ansell, Mary
Goostrey, William Bishop the Father, William Bishop the
Son and Henry Bendysh respectively at any time or times
hereafter as and when they shall respectively be in the Actual
possession of my said Real Estate by virtue of this my Will by
any Deed or Deeds to be by them the said Sir Stephen Anderson, John
Ansell, mary Goostrey William Bishop the Father and William 
Bishop the Son and Henry Bendysh duly executed under their
respective hands and Seals and attested by two or more Credible
Witnesses to demise or Lease all or any part or parts of my said real
Estate whereof they shall be so in possession as aforesaid (except my
said Mansion House of Bower Hall with the outhousing Gardens
and Appurtenances and such Lands near thereto as have not usually
been Letten) unto any person or persons for any Term or Terms of
years not exceeding twenty one years in possession and not in
reversion so as upon every such Lease or Demise there be reserved
and made payable half yearly during the continuance thereof to
be incident to and go along with the reversion or remainder of the
same premisses expectant thereon the best and most improved yearly
Rent that can reasonably be gotten for the same without taking any
Fine or Foregift for and in respect of the making thereof and so as
every such Lease do contain a proviso for reentry in case of non
payment of the Rent thereby reserved by the Space of twenty one
days and usual Covenants and so as no such Lessee be made
Dispunishable for waste and so as all such Lessees to Execute
Counterparts of their said Leases respectively provided also and
my Will is that it shall and may be lawfull to and for the said
Sir Stephen Anderson John Ansell William Bishop the Son
and Henry Bendysh respectively when they shall respectively come
into and be in the actual possession of the premises hereby to them
respectively devised or limited by virtue of this my Will by any Deed
or Deeds Indented Sealed and Delivered in the presence of two or
more Credible Witnesses or by their respective last Wills and
Testaments in Writing to be by them respectively Signed Sealed
and published in the presence of three or more Credible Witnesses
to Grant limit or Appoint to any Woman or Women whom they
shall respectively Marry (before but not after such Marriage)
any Annuity or yearly Rent Charge to be issuing out of the said
premises or any part thereof Tax Free to or for the use of any
such Woman or Women for and during the life or lives of such



Woman or Women for their Jointure or Jointures and in Bar of
Dower with power to make Distresses and Entry into and upon all
or any part or parts of the said premises upon default of payment
of such Annuity or Rent Charge and also by limiting a Term for
years for securing such Annuity or Rent Charge and other
provisions for recovering the same as are usual in such cases so
that such Annuity or Rent Charge do not exceed the Sum of
seventy pounds for every thousand pounds of the Marriage
portion or Fortune of such Woman respectively nor in the whole
the yearly Sum of three hundred pounds And so that all such
Marriage portion and Fortune be at the same time settled and
secured for a provision for the younger Children of such Marriage
respectively and so that no more than one such Annuity or Jointure
be subsisting at one and the same time Item my Will and mind
is and I do hereby direct that all and every my Household Goods
and Furniture Pictures China Linnen Utensills Fixtures Moveable
Goods Chattels and things whatsoever which at the time of my
decease shall be in or about the said Capital Messuage or Mansion
House of Bower Hall or in or about all or any the Outhouses
Buildings Gardens and places thereto belonging and not hereby
or by and Codicil to this my Will otherwise specifically disposed of
And also the Picture of Our Saviour going to his Crucifixion
now in my Dwelling House in Red Lyon Street (but which I
intend to remove to Bower Hall aforesaid) shall go with and be
considered Deemed and taken as Heir Looms and go along with
my said Capital Messuage or Mansion House of Bower Hall
aforesaid and shall from time to time be used held and enjoyed as
such by the person or persons for the time being who shall be
intituled to and in the immediate possession of my said Capital
Messuage or Mansion House by virtue of this my Will and
Testament or any the Limitations therein expressed and
contained as far as by the Rules of Law and Equity they may
And Whereas I am possessed of the parsonage of Steeple
Bumsted aforesaid by virtue of a Lease to me thereof lately
made and granted for the term of twenty one years Now I do
hereby give and devise the same unto the said Charles Gostling
and Edward Radcliffe their Executors Administrators and Assigns
for the rest and residue of the said Term Upon Trust by and out
of the Rents and profits of the said Leasehold premises or by
Mortgage of all or any part thereof to raise and Levy such Sum
and Sums of Money as shall or may be sufficient to pay and
Answer the Fyne and Charge or renewing the said Lease at
the end of seven years from the Commencement thereof and
procuring a new Lease of the same premises for the like term
of twenty one years And at the end of the said seven years
or as soon afterwards as conveniently may be to procure such
new Lease to be made and granted to them accordingly upon
the like terms and conditions as are expressed in the present
Lease or upon the best Terms and Conditions that can or may be
reasonably obtained and so in like manner from time to time
at the end of every seven years (or oftner if my said Trustees
shall think fit) to procure such new Lease as aforesaid and


to raise and Levy by and out of the Rents and profits of the
said Leasehold premises or by Mortgage of all or any part
thereof such Sum and Sums of Money as shall be sufficient
to pay and Answer the Fines and other Charges of and
attending such Renewalls and the procuring such new Lease
as aforesaid And upon further Trust to permit and suffer all the
Rest and Residue of the Rents and profits of the said Leasehold
premises as well during the Continuance of the said present Lease
thereof as for and during the existance and continuance of such new
Leases as aforesaid to be from time to time received and enjoyed by
the person or persons respectively who for the time being shall be
seized and possessed of my said Capital Messuage and other my
said Real Estate by virtue of or under this my Will so far as such
Trust is consistent with or can be carried or extended by the Rules of
Law or Equity And I do hereby order and direct that my Executor
shall within one Month after my decease deliver over the said
present Lease of the said parsonage to the said Trustees or one
of them and that the same and all new Leases to be procured as
aforesaid shall at all times remain in the Hands and Custody
of the said Trustees or one of them Item I give to my said
Trustees Charles Gostling and Edward Radcliffe one hundred pounds
apiece for and in regard of the personal Trouble they may have
in the aforesaid Trusts over and besides all costs Charges and
Expenses attending the Execution or defence thereof all which Costs
Charges and Expences I do hereby order and direct to be retained
by them out of any Trust Money that shall come to their Hands
respectively by means of any the said Trusts or in Default of such
to be reimbursed them by my Executor out of my personal
Estate And my Will and mind is that my said Trustees shall
not be Answerable for any more or other Money than what
shall actually come to their Hands respectively nor for any Loss
that shall happen without their wilfull default or gross neglect
respectively nor shall either of them be answerable for the Acts
Receipts or Defaults of the other of them but each for his own
Acts and Defaults only Lastly all the rest and residue of my Goods
Chattels and Personal Estate whatsoever not hereby or by any
Codicil hereto otherwise disposed of after paying my Debts Funeral
Expences and the pecuniary Legacies hereby given or which I shall
hereafter give by any Codicil or Codicils to this my Will I give
devise and bequeath the same unto the said John Answell whom
I hereby make Constitute and appoint Sole Executor of this my
last Will and Testament hereby revoking all former and other
Wills by me heretofore made In Witness whereof I the said
Sarah Pyke have to this my last Will and Testament written
upon this and eleven other sheets of paper (and also to a Duplicate
hereof written in the same manner) set my Hand and Seal
that is to say I have to every Sheet Subscribed my name And
to this last Sheet and also upon the Ribbon with which all these
twelve Sheets are fixed together at the top I have set my Seal
the twenty first day of September in the twenty fifth year
of the Reign of Our Sovereign Lord King George the second
and in the year of Our Lord one thousand seven hundred and

This Will was proved at London the twenty
first day of October in the year of Our Lord one thousand
seven hundred and fifty two before the Right Honourable Sir
George Lee Knight Doctor of Laws Master Keeper or
Commissary of the Prerogative Court of Canterbury lawfully
constituted by the Oath of John Answell Esqr the Sole Executor
named in the said Will to whom Administration was granted
of all and singular the Goods Chattels and Credits of the said
deceased being first Sworn by Commission duly to administer
