In the Name of God Amen
I Richard Pyke Citizen and Cordwainer of London being
God be thanked of a sound and disposing mind and memory 
make publish and declare this my last Will and Testament 
in manner following that is to say first and principally I 
commend my soul to almighty God and my body I commit to the
Earth to be decently interred at the discretion of my Executors
in hopes of obtaining pardon of my sins through the merits 
of Jesus Christ my Saviour and a joyfull Resurection at the last 
day and as for my worldly Estate after payment of my Debts 
and funeral Charges I give and dispose thereof as 
followeth vizt Imprimis I give and bequeath unto my son
Waddis Pyke and his heirs and assigns for ever all that my
Freehold Messuage or Tenement with the appurtenances 
scituate in Bishops Court in the little old Baily London in the
occupation of Mr Brooks being the sign of the Red Cow
subject and Chargeable nevertheless with the payment of the sume of
one hundred pounds to my son Henry as hereinafter is mencond
Item I give and bequeath unto my said son Waddis his Executors
administrators and assigns all that my Leasehold Messuage
or Tenement with the appurtenances scituate in the Great
Almery in Westminster in the tenure or occupation of John Church
which I hold of the Dean and Chapter of Westminster and all
my Estate Interest term of years or right or benefit of 
Renewal therein subject also and chargeable nevertheless 
with the payment of the said sume of one hundred pounds 
to my said son Henry Item I give and bequeath unto my
said son Henry Pyke the said sume of one hundred pounds 
to be paid to him within twelve months next after my deceas
with lawfull Interest and I hereby Charge my said Freehold 
and Leasehold premisses given to my said son Waddis
Pyke with the payment thereof accordingly Item I give
and bequeath unto my said son Henry Pyke his Executors
administrators and assigns all that my Leasehold Messuage
or Tenement with the appurtenances scituate in the
Great Almery aforesaid in the Tenure or occupation of 
Thomas Aruet which I hold of the said Dean and Chapter of
Wesminster by the same Lease whereby I hold the said
Messuage or Tenement before given to my said son Waddis 
Pyke and all my Estate Interest therm of years right or benefit
of Renewal therein and my will and mind is that the said two
last mentioned messuages with their appurtenances shall
be subject to the Ground Rents reserved by the Lease 
whereby I hold the same and all Charges and Expences
of Renewall equally share and share alike Item I give and
bequeath unto my said sons Waddis Pyke and Henry Pyke


all my plate to be equally divided between them Item I give
devise and bequeath unto my Executors ten pounds apeice
as an acknowledgment for their friendship and their trouble
in the execution of my Will and my will is that they shall
reimburse themselves all their reasonable Expences out 
of my Estate Item all the rest and residue of my Estate 
both real and personal I give and bequeath unto my said 
sons Waddis Pyke and Henry Pyke their heirs Executors
administrators and assigns to be equally divided share and
share alike Item lastly I do hereby nominate and appoint
my good friends William Turner of Westminster Hackney
Coachman and Richard Williams of Leadenhall street 
London Goldsmith Executors of this my Will hereby 
revoking all former Wills by me made In witness whereof
I have hereunto set my hand and seal this twenty third
day of January in the fourth year of the Reign of our
Soveraign Lord George the second by the Grace of God 
of Great Britain France and Ireland King Defender of the 
Faith &c annoq Dni 1730 Richd Pyke signed sealed 
published and declared by theabove named Richard 
Pyke the Testator to be his last Will and Testament in the
presence of us who have hereunto subscribed our names 
as witnesses in his presence Nath Beale Richard West
