In the Name of God Amen
  I Richard Pyke of Cambridge in the County of Cambridge Gent
considering the certainty of death and the uncertainty of the time of it
doe make this my last Will in manner following vizt First I humbly
resign my Soul to Almighty God hoping to be saved through the 
merits of Jesus Christ And my body I commit to Christian burial And
for my worldly Estate I thus dispose of it Imprimis I give and 
bequeath unto my daughters Amy and Francisca and their heirs a
house and lands in Hitcham in the County of Suffolke long since mortgaged to
me by Lease and Release by Mr William Chaplin deced and all the
principal money and Interest therupon due which said premisses are
now in the tenure or occupation of Thomas Rain ham or his Assigns 
Item I give and bequeath unto my said daughters their heirs Executors 
and Administrators the house I dwell in both Freehold and Leasehold
my intent being that the Leasehold should attend and go along with
the Freehold part thereof Item I give and bequeath unto my said 
daughters all my household goods and implements of houshold Linnen
plate and bookes Yet upon this condition that if my son Joseph do within
two years after my decease pay or cause to be paid  to Each of my said
daughters the sum of one hundred and Eighty pounds of lawfull money
of England and doe also pay them interest for the same from the time of 
my death at quarterly payments then I do hereby revoke my said 
Bequests to my said daughters And I do give and bequeath the said 
Estate in Hitcham and all other the premisses aforesaid unto my said 
son Joseph his Heirs Executors and Administrators in trust to be sold &
disposed of for payment of my debts and Legacies excepting two Silver
Tankards which I give to my said daughters and are marked for them
Item I give and bequeath unto my said son Joseph his Executors and
Administrators in trust as aforesaid two mortgages which I have from 
Thomas Glover One of booths and booch grounds and other premisses in
Sturbridge Fair held by Leases from the Coroporation of Cambr together 
with the tilt and timber belonging to them And the other of houses &
a garden ground in Sparrows Lane in Cambr And also a Farme in 
Tiversham held by Lease of the Master and Fellows of Cains College
in Cambr Item I give and bequeath to my sons and daughter Mary
these Legacies following of lawfull money of England vizt to my son
John one hundred and twenty pounds and I doe acquit him for his his
wifes children and Servants board at my house and for what money he
oweth to me provided he make to claim of my Executor for debts in
practice upon mine or my son Wiborow account To my son William



Thirty pounds To my daughter Mary and son Richard Ten shillings
apiece To my son Joseph one hundred and fifty pounds And I 
make my son Joseph Executor and do give and bequeath to him and
his heires my booth in Sturbridge Fair held by Mr Heath and the
tilt and timber belonging to it and also my share of William trees
in ???Fen or elsewhere in Cambr which I hold in partnership with
Mr Philip Reynolds who is obliged to lett them be enjoyed by the
person I nominate which said booth and Willows I give to my
said son Joseph as a recompence of his trouble in the Execution
of my Will All the rest of my Estate either real or personal my Debts 
Legacies and burial being first discharged I give and bequeath 
unto my said son Joseph in trust and to the intent that there be an
equall division made between his brother John and him and his
sisters Amy and Francisca And in case it shall by any means happen
that my Estate shall fall short to discharge the full of my Legacies then
my will and mind is that my daughters Amy and Francisca and 
the rest of my Legatees shall abate of their Legacies proportionably as to
what it shall fall short And my desire is that Administration of the
goods and credits of my son Wiborow unadministred by me may be
granted to my son Joseph and what shall be recovered or received 
thereupon to be applyed towards discharging my debts and Legacies 
and if any of my sonns or daughters shall oppose the same then he or
she soe doing shall have no benefit by my Will And I revoke all former 
Wills by me made In witness whereof I have hereunto Sett my hand
and seale the eighth day of October in the first yeare of the reign of our
Sovereign Lady Ann by the Grace of God Queen of England &c Annoq
Dni 1702  Ri Pyke  signed sealed published and declared by the before
named Testator as his last Will and Testament in our presence and
in his presence attested by us Will King, William Kirk, Tho Brewer

Probatum fuit [this paragraph continues in Latin to grant probate on 8 June 1703]
