In the Name of God Amen
I Richard Pyke of Barnards Inn London Gent do make
and declare this my last Will and Testament in manner and
form following Imprimis I will that my debts and Funerall
Charges be first paid and Satisfyed by my Executrix hereafter named
and from and after that I will that all and every such residue
and remainder of my Goods Chattells and personall Estate what-
soever and wheresoever undisposed may be sold and disposed
of by my dear Mother Margaret Pyke for the best price that
can be gott for the same and that the moneys ariseing by such
sale together with all my ready moneys and debts whatsoever
due to me at the time of my decease may be placed out at
Interest by and in the name of my said Mother with the
approbation and Consent of my brother in law Mr Thomas
Dunbar in such manner and on such Security or Securities as they
shall both approve of and my mynd and Will is that the Interest
thereof shall be received by my said Mother for and during
the term of her natural life and from and after her decease
then I give and bequeath such principal Sume or Sums of money 
so to be placed out at Interest as aforesaid and such other my
said personall Estate as shall happen to remaine in the hands of my
said Mother to my Sister Mary Dunbar the now Wife of the
said Mr Thomas Dunbar Item I give and devise all and every
my Messuages or Tenements Farms Lands and premisses
Scituate lying and being in little Saleing in the County of Essex as the
same are now in the tenure or Occupations of Abraham Owers
and James Empson and all other my Messuages and Lands in
Essex or else where and all and every such my Estate right title
Interest or Reversion Expectant from and after the Death and
decease of my said Mother who is now Tenant for life to my said
brother in law Mr Thomas Dunbar and my loving Sister Mary the
now Wife of the said Mr Thomas Dunbar To hold to them for and
during the term of their two Natural lives and the life of the
longest liver of them and from and after their deceases then to
the heirs of the body of my said Sister Mary by the said Mr
Thomas Dunbar begotten or to be begotten and their heirs and
for default of such Issue then to the use and behoof of such person
and persons in such manner and form as the said Mary Dunbar
by her last Will and Testament in Writing or by any other Writing
or Writings during Coverture or Sole under her hand and Seale
Testifyed and duely executed in the presence of three or more
credible Witnesses shall declare limitt or appoint but in default
of such Issue or declaration Lmitation or appointment as
aforesaid then to the right heirs of my said Sister Mary Dunbar
for ever Subject nevertheless and upon this Condition that my said


Brother in Law Mr Thomas Dunbar and the said Mary his Wife
or such person or persons to whom the said premises is devised to
as aforesaid shall from and imediately after the decease of the said
Margaret my said Mother out of the rents and profits thereof
pay or cause to be paid unto my brother Pate Pyke for and
during the term of his Natural life one Annuity or Rent Charge
of ten pounds p annum at the four most usual Feasts or days of
payment in the year by even and equall portions the first of the
said payments to begin at such of the said Feast days as shall
happen next after my said Mothers decease and if it shall
happen that the said yearly rent Charge or any part thereof
shall be behind and unpaid after any of the said Feasts or days
of payment that then it shall and may be lawfull to and for the
said Pate Pyke my brother into all or any part of the aforesaid
premisses to enter and the same to have hold possess and enjoy and
the Rents Issues and profits thereof to receive and take untill
the said Rent Charge as aforesaid together with all Charges in
Recovery of the same shall be fully paid and Satisfyed lastly
I do hereby make nominate constitute and appoint the said
Margaret Pyke my Mother to be sole Executrix of this my last
Will and Testament revoking all former Wills by me heretofore
made declareing this only to be my last In Witness whereof to
this my last Will and Testament contained in two Sheets of paper
have to each of them Subscribed my name and to the Second my
name and Seal the Eighteenth day of June in the tenth year of
the Reign of our Soveraign Lord George by the Grace of
God of Great Britaine France and Ireland King Defender
of the Faith &c Annoq Dni 1724  Richd Pyke signed sealed
published pronounced and declared by the said Richard Pyke the
Testator to be his last Will and Testament in the presence of us
who subscribed our names in his presence and at his request
