I Ann Thomazine Pyke of
Appledon within the Parish of Northam in the County of Devon spinster do
make my last will and testament as follows I give and devise and bequeath all
the real and personal Estate property and Effects whatsoever of which I am seized
or possessed and to which I am intitled in any manner howsoever unto the Revd
Peter Wellington Furse of Great Torrington in the said County Clerk and
admiral John Wickey of Barnstaple in the said County their heirs executors
admors and assigns according to the nature of the interest therein respectively
upon trust that  the said Peter Wellington Furse and John Wickey and
the survivor of them his heirs executors or admors do and shall permit and
suffer my mother Jane Pyke and her assigns to receive and take the rents
profits dividends interest and annual income and produce of my said estate
property and effects to and for her and their own benefit during the term of her
natural life and from and immediately after the decease of the said Jane Pyke
upon trust to permit and suffer my sister Elizabeth Pyke and her assigns to
receive and take the rents profits dividends interest and annual income and produce thereof
to and for her and their own benefit for and during the term of her natural
life and from and after the decease of the Survivor of them the said Jane
Pyke and Elizabeth Pyke upon trust that the said trustees and the Survivor of 
them his heirs executors or admors do and shall convey assign and transfer
my said real and personal Estate property and effects unto my sister Jane
Farley Husband and my brother John Pyke and Joseph Pyke equally 
between them as tenants in common and not as joint tenants their heirs
executors admors and assigns according to the nature of the interest therein
respectively but in case the states of East Bowden and Ford in the parish 
of Brodsford be or shall become the property of my said Brother John Pyke
according to the intent and meaning of my late Fathers will then it is my
will and I do hereby declare and direct that my said trustees and the
survivors of them his heirs executors or admors do and shall convey assign
and transfer my said real  and personal Estate property and effects
from and after the decease of the survivor of them the said Jane Pyke
and Elizabeth Pyke unto my said sister Jane Farley Husband and my
Brother Joseph Pyke equally between them as tenants in common and
not as joint tenants their heirs executors Admors and assigns according to the
nature of the interest therein respectively and in that case I do also
declare and direct that my said Brother John Pyke shall not be entitled
to any benefit under this my Will nor have I made any mention of
my brother Samuel Pyke from the full conviction he has had his share of

the Family property by my late uncle Pykes will I appoint the said Peter
Wellington Furse and John Wickey executors in trust of this my last Will
and testament and I further declare and direct that it shall  be 
lawful for my said trustees and the Survivor of them his heirs executors
and admors to deduct retain and pay all the expences which shall attend
their execution of the trusts of this my Will out of any trust property or effects
which shall come to their hands respectively by means of this my Will and
that one of them shall not be answerable for the other of them nor for the
acts receipts neglects or defaults of the other of them notwithstanding either
of their joining in any receipt or receipts for the sake of conformity and
also that they or any of them shall not be answerable for the insufficiency 
or deficiencey of any securities stocks or funds in or which the trust property 
or any part thereof shall be laid out or invested nor with or for any
other loss or damage which shall happen to the trust estate unless the
same shall happen by or through their own wilful neglect or default in
witness whereof I have hereunto subscribed and set my hand and seal
on the eleventh day of October one thousand eight hundred and sixteen  Anne

Pyke the Testatrix as and for her last Will and testament in the presence
of us who at her request and in the presence of each other have subscribed
our names as witnesses thereto  Mary Furse  Frances Lake

Proved at London 7th January 1819 before the Judge by the Oaths of the
Reverend Peter Wellington Furse Clerk and John Wickey Esquire the
Executors to whom Admon was granted having been first sworn by Comon
duly to administer
