In the Name of God Amen
I William Pike of the Parish of St Martin in the Fields in
the County of Middlesex Distiller being of sound mind and
Memory tho sick in Body Do make this my last Will and
Testament in manner following Imprimis I Commend my
Soul to God and my Body to the Earth to be decently
buryed at the Discretion of my Executrix herein after named
and as to my Estate wherewith it hath pleased God to bless
me I dispose thereof as followeth Item I give devise and 
bequeath unto my only Child Luke Pike the Sum of three
hundred pounds of Lawfull money of Great Britain to 
be paid him on his coming to the Age of twenty one years
over and besides what Land I have in the Mannor of
Edgware and Kingsbury in Middlesex and which will descend
and come to him at my death part then and other part
after the death of my Wife Item I give devise and bequeath
unto my Loving Wife Sarah Pyke all my Copyhold Estate
and all my right title and Interest therein held in the 
Mannor of Stanmore Parva in the said County of
Middlesex To hold to her her heires and Assigns for ever


On Condition She Clayme no thirds on that part of my Estate
held of the Mannor of Edgware and Kingsbury which at
my Decease will descend to my said son Item I give to my
said Dear Wife all my Personal Estate of what nature
and kind soever whom I also appoint sole Executrix of
this my last Will In Witness whereof I have hereunto sett
my hand and seal this 7 January 1731   Wm Pike  Signed
Sealed and published by the said William Pyke the Testator
for and as his last Will and Testament in the Presence 
of us who at his request and in his Presence have Subscribed
our names as Witnesses hereunto  John Martin Thomas
Boniface Fran: Peters
