In the Name of God Amen
I Josiah Pike of Suffolk Street in the Parish of Saint Mary le-
bone in the County of Middx Gentleman being at present in
good health and of sound mind memory and understanding 
praised be almighty God for the same do make publish and declare
this to be my last Will & Testament in manner & form following
that is to say I direct that my body may be decently buried and
that my Executors hereinafter named shall cause a large Flat
stone to be placed over my Grave with a proper inscription cut or
engraved thereon & that my said Exors do pay and discharge all my
just Debts funeral Expences and legacies I give devise & bequeath 
unto my Exors hereinafter named all those my several
messuages lands tenements & heredits whatsoever & wheresoever 
whether freehold Copyhold or leasehold which I shall be possessed 
of interested in or entitled unto at the time of my decease or at
any time after my decease and all my Estate & interest therein
& also all such stocks & sums of money belonging to me which
may be vested or standing in my name in any of the public funds
of this Kingdom at the time of my decease or at any time after
my decease that I may or shall be intitled to and all my personal
Estate & Effects of what nature the same shall or may be or consist
of at the time of my decease or at any time after my decease subject
nevertheless to and upon the several trusts ends intents & purposes 
hereinafter mentioned & expressed of & concerning the same that 
is to say in trust & confidence that they my said Exors shall & do
from & out of the yearly & other rents issues dividends profits and
proceeds thereof pay unto my sister Ann Nippress the yearly sum
of Fifty two pound of lawful money of Great Britain during her
natural life by four equal quarterly payments in every year to
her receipt only notwithstanding her Coverture & from & after her
decease the same shall devolve into my Estate & also that they my said Exors
after paying the necessary expence & outgoings of my Estate shall &
do once or oftener in every year as occasion shall require divide the
residue of the said yearly and other rents & also the residue of the
yearly dividends profits and proceeds of my said Estates equally
between my dear wife during her natural life & her five Children
share & share alike that is to say Sarah Pike Josiah John Pike
Elizabeth Ann Pike Charlotte Sophia Pike & William Pike their
receipts only to be a sufficient discharge to my Exors notwithstanding
their Coverture but in Case my dear wifes equal share with
her five Children as above named should not be sufficient to support
her in a comfortable manner my Exors shall have full power to 
allow her any sum not exceeding fifty pounds a year more than
her equal share with her five children during her natural


life and after her decease the same shall devolve together with
her share into my Estate & shall be equally divided between her
five Children as above named share & share alike and I further
order and direct that my said Exors shall at all times during 
their trust have full power & authority to sell assign transfer set
over or part with any of my Estate for the most money that 
can be obtained for the same if they approve of such Sale and
shall place out the money arising thereby at interest on
Government or other good security or may apply any part of 
such money arising for renewing any lease or leases for the 
improvement of my estate in order to prevent much trouble to my
Exors they may appoint my son Josiah John Pike or my Son
William Pike to assist or act for them during pleasure & pay either
of them reasonably for the same after the decease of my wife it is
my will and I do hereby give to every one of her five Children
as above named full power and authority to give devise and
dispose at their decease all their respective shares in the Principal
of my Estate as well as the yearly income arising therefrom to
such person or persons as he she or they shall think proper without
any condition or limitation whatsoever I give and bequeath to
each of my Exors hereinafter named a mourning ring of the value
of one Guinea and I hereby nominate constitute and appoint Mr Francis
Sutton of Newman St in the Parish of St Mary le bone in the 
County of Middx Gentleman Mr George Lockett of Southampton
place in the Parish of Saint Pancras in the same County Gentleman
& Mr John Mandell of Southampton place in the Parish of St
Pancras in the same County Gentleman joint Exors of this my
last Will and Testament hereby revoking and making void all former 
and other wills by me at any time heretofore made In witness
whereof I the said Josiah Pike the Testator have to this my last
will and Testament set my hand and seal this twenty third day
of January in the year of our Lord Christ one thousand eight
hundred and four  Josiah Pike    Signed sealed published
and declared by the said Josiah Pike the Testator as and for his
last Will and Testament in the presence of us who in his presence &
at his request & in the presence of each other have subscribed 
our names as Witnesses hereto  John Peacock   Benjn
Jones   Thos Stevens   ? Goodge Street

A Codicil tot he Will of me Josiah Pike of Suffolk Street
in the Parish of Saint Mary le bone in the County of Middx
Gentleman which will bears date the twenty third day of
January one thousand eight hundred & four whereas since
the date & execution of my said Will my dear Wife my Sister
Ann Nippress Mrs Frances Chalmers and George Lockett and 
John Mandell two of the trustees & Exors named in my said will
are dead and I have recently purchased from the dividends in trust
under the last Will & Testament of Felix Vaughan ??? divers
Copyhold messuages & other heredits situate in Charlotte Street
& Tottenham Street in the Parish of Saint Pancras in the said
County of Middx and to which I have been duly admitted and
have surrendered the same to the use of my will this morning
now in order to dispose of the same and of my other property 
in a manner suitable to the present state of my Family I do
hereby give devise and bequeath all those my said Copyhold
heredits so purchased as aforesaid unto Francis Sutton of Newman
Street in the said Parish of Saint Mary le bone Gentleman the


surviving trustee named in my said Will his heirs Exors 
admors and assigns in trust for my five Children Sarah Pike
Josiah John Pike Elizabeth Ann Pike Charlotte Sophia Pike & William
Pike and their respective heirs & assigns for ever in equal shares
as Tenants in Common & I revoke the devise & bequest in my said
Will contained of the residue of my real and personal Estate 
to my said Wi?? ????due of my said real and personal Estate 
Trustees for the purposes therein expressed and do devise & bequeath 
the same charged as to my said personal Estate with the
payment of my Debts and funeral and Testamentary Expences 
unto my said five Children & their respective heirs Exors admors &
assigns in equal shares as Tenants in Common and I confirm
my said Will in all respects  wherein the same is not hereby altered 
In witness whereof I the said Josiah Pike have to this Codicil which
I desire may be added to & taken as part of my last will and 
Testament set my hand & seal this twentieth day of November 
in the year of our Lord one thousand eight hundred & eleven

A further Codicil to the Will of me Josiah Pike of Nassau
street lately called Suffolk Street in the Parish of Saint Marylebone 
in the County of Middx Gentleman which will bears date the twenty
third day of January one thousand eight hundred & four & the first
Codicil thereto bears date the twentieth day of November one thousand
eight hundred & eleven Whereas since the date & execution of my said
first Codicil I have purchased from James White???? Porry two 
several Copyhold messuages & dwelling houses situate in Goodge street
in the parish of Saint Pancras in the said County of Middx and to
which I have been duly admitted & have surrendered the same to
the use of my will now in order to dispose of the same suitable to
the present state of my Family I do hereby give devise & bequeath all my said
Copyhold heredits so purchased as aforesaid unto Francis Sutton of
Newman Street in the said Parish of Saint Mary le bone Gentleman the
surviving trustee named in my said Will his heirs Exors admors &
assigns In trust for my five Chidlren Sarah Pike Josiah John Pike Elizabeth Ann
Pike Charlotte Sophia Pike William Pike and their respective heirs
& assigns for ever in equal shares as Tenants in Common and I confirm
my said Will & Codicil in all respects  In witness whereof I the said
Josiah Pike have to this second Codicil which I desire may be
added to & taken as part of my said last Will & Testament set my
hand & seal this twenty eighth day of November one thousand eight 
hundred & fourteen  Josiah Pike   Signed sealed & published & declared 
by the said Josiah Pike as & for a Codicil to his last will & Testament 
in the presence of us who in his presence at his request and in
the presence of each other have subscribed our names as Witnesses
hereto  John George Lockett  John Morris Fisher  Grays Inn
Thomas Gascoigne Norcutt  Clk to Mesrs Lockett & Fisher Grays Inn


On 15 Jany 1817 admon with will & two Codicils annexed of the
Goods Chattels & Credits of Josiah Pike late of Suffolk St in the Parish
of Saint Mary le bone int he County of Middx Gentm decd was granted to


the revd Josiah John Pike Clerk & William Pike & Charlotte Sophia
Pike Spinster the natural & lawful Children & three of the residuary 
legatees named in the first Codicil being sworn to admr George
Lockett & John Mandell two of the Exors in the will died in the life
time of the testator & francis Sutton the surviving Executor renounced
