This is the last Will
and Testament of me John Pike of Wavendon
in the County of Bucks Butcher which I make
in the following manner (that is to say) I give
and devise unto my Eldest son James Pike all
?hose my three Freehold Messuages Cottages or
Tenements with the Appurtenances situate standing and
being in Wavenden aforesaid in the several 
Occupations of myself William Lane and 
William Yates and also all those my three
Freehold 
	
	Closes
of Pasture Ground with the Appurtenances situate
and being in Wavenden aforesaid adjoining to 
each other and now in my own occupation 
containing together by Estimation sixteen acres 
and an half be the same more or less To hold 
the Same unto my said son James Pike and his
assigns for and during the term of his natural
life and from and immediately after the 
determination of that Estate by Forfeiture or
otherwise in the life time of the said James
Pike I give and devise my said Messuages 
Cottages and Closes with the Appurts unto my
Friends Edward Bennett of Wavenden aforesaid
Carpenter and Thomas Higgs of Wavdenen
aforesaid Taylor and Victualler and their Heirs Upon Trust
to support and preserve the Contingent uses and 
Remainders hereinafter limited from being
defeated or destroyed and for that purpose to 
make Entries and bring actions as occasion 
may require but nevertheless to permit and
suffer my said son James Pike and his
assigns during his life to have receive and
take the Rents Issues and Profits thereof 
to and for his and their own use and uses and
from and immediately after the decease of my
said son James Pike I give and devise my said Messuages 
Cottages & Closes with the Appurts unto the first
Son of the Body of my said son James Pike
lawfully to be begotten and the Heirs Male of
the Body of such first Son lawfully Issuing
and for default of such Issue I give and
devise my said Messuages Cottages and Closes
with the Appurts unto the second son and sons of
the Body of my said son James Pike lawfully


lawfully to be begotten severally successively 
and in Remainder one after another 
as they shall be in priority of Birth and 
Seniority of age and of the several and respective
Heirs Male of the Body and Bodies of all and
every such son and sons respectively lawfully
Issuing the Elder of such  Sons and the
Heirs Male of his Body being always preferred
and to take before the younger of such son and 
sons and the Heirs Male of his and their Body
and Bodies ????? Issuing and in default of such Issue
I give and devise my said Messuages Cottages
and Closes with the Appurts unto all and every 
the Daughter and Daughters of the Body of my
said son James Pike lawfully to be begotten 
equally to be divided between or amongst them
if more than one share and share alike and they
to take as Tenants in Common and not as Joint 
Tenants and of the several and respective 
Heirs of the Body and Bodies of all and every
such Daughter and Daughters respectively 
lawfully Issuing and failing Issue of any
such Daughter and Daughters then as to the
part or share parts or shares of such Daughter 
and Daughters whose Issue shall so Fail I 
give and devise the same unto the surviving 
Daughters or only Daughter and the Heirs of 
the respective Body and Bodies of such 
surviving or only Daughter and in default of 
such Issue then I give and devise my said
Messuages Cottages and Closes with the
Appurts unto my said son William Pike and
his assigns for and during the term of his
natural life and from and immediately after
the determination of that Estate by Forfeiture
or otherwise in the life time of the said William
Pike then I give and devise my said Messuages
Cottages and Closes with the Appurts unto
the said Edward Bennett and Thomas Higgs
and their Heirs upon Trust to support and 
preserve the Contingent uses and Remainders 
hereinafter limited from being defeated or
destroyed and for that purpose to make Entries and
bring Actions as occasion may require but
nevertheless to permit and suffer my said son
William Pike and his assigns during his life
to have receive and take the Rents Issues and 
Profits thereof for his and their own use and
uses and from and immediately after the decease


of my said son William Pike I give and devise 
my said Messuages Cottages and closes with the
Appurts unto the first Son of the Body of my 
said son William Pyke lawfully begotten or to be
begotten and the Heirs Male of the Body of such
first son lawfully Issuing and for default of 
such Issue to the second third Fourth Fifth and
all and every other son and sons of the Body of
my said son William Pike and of the Daughter 
and Daughters of the Body of my said son William
Pike in such and the same manner to all intents 
Constructions and purposes as is hereinbefore limited
expressed and declared with respect to the Issue of 
my said son James Pike and as fully as if the
several Limitations hereinbefore made in their 
Favor were here again repeated and on Failure of
Issue of my said son William Pike then I give 
and devise the said Messuages Cottages and Closes
with the Appurtenances unto my own right
Heirs for ever And I give and bequeath unto
my Friends the said Edward Bennett and 
Thomas Higgs Four hundred and thirty nine
pounds three shillings and ten pence being all
my Interest or share in the Capital or Joint
Stock of Navy Five per Cent Annuities now 
standing in my Name in the Books of the 
Governor and Company of the Bank of England 
and I do direct that my Executor herein after
named will  with all Convenient speed after 
my decease transfer the same into the Joint Names 
of the said Edward Bennett and Thomas Higgs 
or the Survivor of them and when so transferred 
I declare that the same shall so remain upon the
Trusts and to and for the intents and purposes
hereinafter mentioned (that is to say) upon
Trust that they my said Trustees or the Survor
of them or the Executors or Admors of such 
Survivor shall receive the Dividends thereof 
the same shall accrue due and pay the same to
my said son William Pike and Susannah his
wife for and during the term of their Joint
natural lives and the life of the longer liver of
them and from and immediately after the decease
of the longer liver of them upon Trust to 
sell the said Four hundred and thirty nine pounds
three shillings and ten pence Stock and divide 
the Money equally to amongst and between all
the Children of my said son William Pyke
or otherwise assign and transfer the same to them
in equal shares and proportions Also I give
and devise unto my said son James Pike and


his Heirs and Assigns for ever all those my
five other Freehold Cottages or Tenements with
the Appurtenances in Wavenden aforesaid in the
several Occupations of William Levell Thomas
Whitelark Robert Inwood Thomas ??bridge 
and Lucy Warner and as to all the Rest Residue 
and Remainder of my ready Money Securities for
Money Goods Chattels Cattle and Personal Estate
and Effects whatsoever and wheresoever after 
payment of my Funeral Expences I give and 
bequeath the same and every part thereof
unto my said son James Pyke his Executors
and admors and I do hereby appoint my
said son James Pike full and sole Executor 
of this my last will and Testament and I
request that my Trustees hereinbefore named
will retain to themselves 
	out of the Trust
	Monies
   all  Costs & Charges 
  accruing to them in the Execution of
the Trusts hereby in them reposed and that they 
or either of them shall not be answerable or
accountable for any involuntary loss or losses
of the said Trust Money or any part thereof 
neither shall one of them be answerable or
accountable for the other of them but each of
them for his own Acts Deeds Receipts neglects
or defaults only And Lastly I do hereby revoke
all former Wills by me made and  declare
this only to be my last Will and Testament In
Witness whereof I the said John Pike the
Testator have to this my last Will and Testamt
contained in three sheets of paper fixed together 
at the top with a seal set my hand and
Seal (that is to day) to the first two sheets
my hand only and to this last sheet my
hand and seal this sixth day of December in
the year of our Lord one thousand eight hundred
and five  John Pike  LS  Signed sealed
Published and declared by the said John 
Pike the Testator as and for his last will
and Testament in the presence of us who at
his request and in his presence have attested 
the same in the presence of each other

This Will was proved at London
the twenfth day of November in the year of 
our Lord one thousand eight hundred and seven
before the Right Honorable Sir William Wynne
Knight Doctor of Laws Master Keeper or 


Commissary of the Prerogative Court of Canterbury
lawfully constituted by the Oath of James Pyke
the son of the deceased and the sole Executor
named in the said will to whom administration
of all and singular the Goods Chattels and
Credits of the said deceased was granted he
having been first sworn (by Commission) duly
to Administer
