This is the last Will and Testament of me
James Pike of Deptford in the County of Kent Gentleman being in bodily health and of sound and
disposing mind memory and understanding I give devise and bequeath unto my Wife all my
household goods and furniture Wine Beer and Books and one hundred pounds of lawful money of
Great Britain And I do also give and devise all and every my Freehold messuages Tenaments
Lands Hereditaments and premises whatsoever and wheresoever situate unto my said dear
Wife To hold to her and her Assigns for and during the term of her natural life and from and
after the decease of my said Wife I do give devise and bequeath my said freehold messuages
Tenaments Lands hereditaments & premises as follows that is to say The Messuage or Tenement
wherein I now dwell with the yard Garden and Appurtenances thereto belonging together with
the Cisterns Stoves Grates and Copper unto my daughter Emma To hold to her my said
Daughter her heirs and Assigns for ever The messuage or Tenement next door to the
one in which I now dwell with the yard Garden & Appurtenances thereto belonging
together with Stoves Grates & fixture unto my Daughter Ann To hold to her my said Daur
Ann her heirs and Assigns for ever and the messuage or Tenement next adjoining to the last
mentioned messuage with the yard Garden & Appurts thereto belonging unto my Daughter
Rebecca To hold to her my said Daughter Rebecca her heirs and Assigns forever The
messuage or tenement in Butcher Row Deptford aforesaid with the Appurtenances to my
Son James To hold to him my said Son James his heirs and Assigns for ever And the
Messuage or Tenement in Olivers Court with the Appurtenances to my Son Henry To hold to him
my said Son Henry his heirs and Assigns for ever And after the decease of my said Wife I do give to
each of my said three Daughters Emma Ann and Rebecca Two hundred pounds share or Interest of &
in the three per Cent consolidated Bank Annuities And subject to the payment of my Debts funeral
and testamentary expences I do give and bequeath all the Rest Residue and Remainder
of my Effects unto my Executors hereinafter named Upon trust to receive the dividends
Interest and produce thereof as the same shall from time to time become due and payable and
pay the same unto my said Wife or her Assigns or otherwise permit and suffer her or them to
receive and take the same for and during the term of her natural life she my said Wife by and
out of the Rents issues and profits of my said real Estate hereinbefore devised to her for her life &
the Dividends Interest and produce of my said personal Estate maintaining educating and
bringing up all my children until such time as they shall respectively attain their several ages
of twenty one years or being Daughters that age or day or respective days of marriage which shall first
happen And from and after the decease of my said Wife Upon trust that they my said Exors
or the Survivors or Survivor of them his or her Exors or Admors do and shall after and
subject to the payment of the said three several legacies of two hundred pounds three per Cent
consolidated Bank Annuitiies Assign transfer and pay the said rest residue and remainder of
my Effects unto between and among all and every my children except my said three Daughters
Emma Ann and Rebecca equally share and share Alike And I do declare that whatever sum or
sums of money shall appear by my own books of account to have been advanced and paid by
me for all any or either of my said Children except mys aid three daughters by way of loan
shall be taken in part or in full of his her or their respective share of my said residuary Estate as
the case may be but if more than such share then the child or children who shall have
received more that his or her several share shall repay the surplus thereof Provided if all any
or either of my said children shall be under the age of twenty one years or being
Daughters under that age and unmarried at the time of the decease of my said Wife then
I direct that my Executors or the Survivors of them or the Executors of Admors of the Survivor
do pay apply and dispose of the respective
yearly Income of each child to their several maintenance and bringing up until
they shall severally attain the age of twenty one years or being daughters be married & I
do nominate and appoint my said dear Wife together with my friends William Whiffen
of New Cross Timber Merchant and Henry Rickcord of Chichester Place Surrey Gentleman
Executors of this my Will And I do give to them the said William Whiffen and Henry
Rickcords five pounds apiece for their care and trouble in the Execution of this my Will And I do
declare that neither of them my said Executors shall be answerable or accountable for any loss
that may happen or arise to my Estate or Effects so as the same shall not happen through their
wilful default nor shall the one of them be answerable or accountable for the other or
others of them or for his her or their acts receipts defaults Exors or Admors And that they
my said Executors his and their Exors and Admors may deduct and retain to himself herself and
themselves out of my Estate and Effects all their costs charges damages and expences and
hereby revoking all former and other Wills by me at any time heretofore made I do declare
this to be my last and only Will and testament In Witness whereof I have to this my last
Will and testament contained in this and the foregoing sheet of paper set my hand and seal and my seal where
they are fastened together at the top this twenty first day of October One thousand Eight hundred

This is a Codicil to the last Will and Testament of me James
Pike of Deptford in the County of Kent Gentleman bearing date the twenty first day of
October One thousand Eight hundred and twenty six Whereas at the time of the date and
execution of my said Will I had seven children but Fanny one of my children to whom after
the decease of my Wife I had by my said Will bequeathed the residue of my effects has since
departed this life whereby the said residue would be on my death divisible between the other of
my children except my Daughters Emma Ann and Rebecca Now I do by this Codicil give and
bequeath the one fourth part of the residue of my Estate and Effects so intended for my said
Daughter Fanny in case she had survived me equally unto between & among all and every
my children including therein my said Daughters Emma Ann and Rebecca and in all
other respects I confirm my said Will In Witness whereof I have to this Codicil contained
in one sheet of paper set my hand and seal this thirty first day of May One thousand Eight
