I Sarah Wilkins
the Wife of John Wilkins of the Parish of Saint George Hanover
Square in the County of Middlesex Pa????r Do by Virtue of the
Power and Authority Given or reserved to me in and by one
Indenture Tripartite of Release and Assignment bearing date
on or about the third day of May last past and made or mentioned
to be made between the said John Wilkins of the first part and
me the said Sarah Wilkins by the name and Addition of Sarah
Pyke of the Parish of Saint Martin the Fields in the County of
Middlesex Widow Relict and Sole Executrix of the last Will and
Testament of John Pyke late of the same Parish Upholster my
late husband deceased of the Second part and Francis Keate of 
the Parish of Saint Ann within the Liberty of Westminster in the
the said County of Middlesex Apothecary and Zachary Taylor of
the Parish of Saint Margaret within the Liberty of Westminster
in the said County of Middlesex Gentleman of the third part
And by Virtue of all and every other powers me thereunto
enabling Do make this my last Will and Testament or Appointment
in manner and form following (that is to say) I Give bequeath 
limit and Appoint to my said husband John Wilkins the Sum
of Two hundred pounds and to my Servant Elizabeth Scarlet
the sum of Fifty pounds which Legacys or Sums of Two
hundred pounds and Fifty pounds my Will is and I do hereby
Direct and Appoint shall be raised as soon as conveniently
may be after my death by the said Francis Keate and Zachary
Taylor or the Survivor of them or the Executors or Admors 
of such Survivor by Sale of the residue or of a Sufficient 
part of the residue of the Sums of Four hundred pounds South
Sea Stock and Four hundred and Fifty pounds New South Sea
Annuitys in the said Indenture mentioned to have been 
Transferred by me to them the said Francis Keate and Zachary
Taylor In Trust as to the said Residue thereof for such person
and persons and for such uses Intents and purposes as I the 
said Sarah Pyke by my last Will and Testament in Writing or
by any Writing purporting to be my last Will and Testament to
be Executed in the presence of Two or more Credible Witnesses 
Should notwithstanding my Coverture Give Direct or Appoint 
And I Give Direct limit and Appoint All that my Messuage or 
Tenement called or known by the name or Sign of the Crosskeys
Situate and being in Kingsbury Street in the Parish of Saint
Mary the Virgin in Malborough in the County of Wilts with
the Appurtenances thereunto belonging in the said Indenture
mentioned to be assigned by me Upon the Trusts therein 
expressed unto my Sister Elizabeth Newby for and during all
the remainder of the Term to come and unexpired in the same
Messuage or Tenement And I Give Direct limit and Appoint
unto my said Sister Elizabeth Newby and her heirs All that my
One full and equal undivided Moiety or half part (the whole
in two Equal parts to be divided) of and in all that Messuage


or Tenement Situate Standing and being in the Parish of Saint Mary
the Virgin in Marlborough aforesaid And also all that my one
full and equal Moiety or half part (the whole in Two Equal
parts to be divided) of and in all that other Messuage or
Tenement Situate Standing and being in the said Parish of 
Saint Mary the Virgin in Marlborough aforesaid in or near a
Street there called Kingsbury Street which said Two Messuages 
or Tenements are in the said Indenture more particularly 
described and are in the same Indenture mentioned to have 
been formerly the Estate and Inheritance of Richard Edney the
Grandfather of me the said Sarah Wilkins and of the said 
Elizabeth Newby my Sister and the said Moietys of the same
Messuages were by the said Indenture Granted and conveyed
by me to the said Francis Keate and Zachary Taylor and their
Heirs To the uses and upon the Trusts therein mentioned To hold
the said Moietys of the said two Messuages or Tenements with
the Appurtenances unto my said Sister Elizabeth Newby her
Heirs and Assigns for ever And I Give Direct Limit and Appoint
All those my three Messuages or Tenements Situate Standing 
and being in Castle Street in the Parish of Saint Ann within
the Liberty of Westminster in the said County of Middlesex in
the said Indenture more particularly described And therein
mentioned to be Assigned by me to the said Francis Keate and
Zachary Taylor on the Trusts therein mentioned To my said
Sister Elizabeth Newby for and during so long time of the Terms 
in the same Messuages to come and unexpired as She the said
Elizabeth Newby shall happen to live And if She shall depart
this life before the Expiration of the same Terms Then I Give
limit and Appoint the said three last mentioned Messuages or
Tements to my said Husband John Wilkins his Executors 
Administrators and Assigns for all the Remainders of the Terms 
which shall be thereunto come and unexpired at the Death of 
the said Elizabeth Newby And I Give direct limit and Appoint 
all the Rest and residue of my Real and Personal Estate 
whatsoever (which by the said Indenture or otherwise I have any
power to Give direct limit Appoint or dispose of) to my said Sister
Elizabeth Newby her Heirs Executors administrators and 
Assigns to her and their own use And I do Appoint my said Sister
Elizabeth Newby Sole Executrix of this my last Wil land Testament 
or Appointment And I do hereby Revoke all former Wills by
me made In Witness whereof I have hereunto set my hand and
Seal this Eleventh day of May In the year of our Lord One
thousand Seven hundred and Fifty four Sarah Wilkins Signed
Sealed Published and Declared by the abovenamed Sarah Wilkins
as and for her last Will and Testament in the Presence of us who
in the Presence of the said Testatrix Subscribed our Names as 
Witnesses to the above written Will  Thos Middleton Ja Morgan

On the Second day of November In the year of our Lord One
thousand Seven hundred and Fifty Eight Administration (with the Will
annexed) of the Good Chattels and Credits of Sarah Wilkins 


heretofore Pyke (Wife of John Wilkins) late of Dulwich in the Parish
of Camberwell in the County of Surry deceased so far as concerns
all the Right Title and Interest of her the said deceased in and to
a certain messuage or Tenement called or known by the name
or Sign of the Cross Keys Situate in Kingsbury Street in the
Parish of Saint Mary the Virgin in Marlborough in the County
of Wilts and also in and to three Messuages or Tenements Situate
in Castle Street in the Parish of Saint Ann within the Liberty of
Westminster in the County of Middlesex and all and Singular 
other the Premisses by four Several Indentures of Lease demise
or Granted and in and by a certain Indenture of Release and 
Assignment bearing date the third day of May 1754 and made
Between the said John Wilkins of the first part the said Sarah
Wilkins (then Sarah Pyke Widow) of the Second part and Francis 
Keate and Zachary Tayylor of the third part assigned by her the 
said Sarah Wilkins heretofore Pyke to the said Francis Keate
and Zachary Taylor In Trust as therein mentioned with their and 
every of their appurtenances and of in and to the said Four several
Indentures of Lease and all the Rest residue and remainder of 
the Several Terms of Ninety nine years fifty one years fifty one
years and fifty one years there respectively Granted and yet
to come and unexpired and also of in and to the Sums of Four
hundred pounds South Sea Stock and Four hundred and Fifty
pounds South Sea Annuities transferred and set over (by the said 
Indenture of Release) by the said Sarah Wilkins heretofore
Pyke to the said Francis Keate and Zachary Taylor In Trust as
therein mentioned but no further or otherwise was Granted to 
Elizabeth Newby Spinster the Sister of the said deceased and 
Sole Executrix named in the said Will She having been first Sworn
duly to administer
