This is the last Will and Testament of
me Mary Pike of Baker Street Enfield in the County of Middlesex
							widow



widow of Frederick Pike of the City Road in the Parish of
Saint Luke in the same County Rope Maker Hemp and
Flax Dealer deceased being of sound mind memory and 
understanding praised be almighty God for the same First I
commend my Soul into the hands of almighty God in
hopes of a Joyful resurrection thro the Merits of his only
beloved Son Jesus Christ and as to my wordly Estate where
with it hath pleased God to bless me I dispose thereof in
manner following that is to say I direct that my Just Debts
and Funeral Expences may be paid by my Executor and
Executrixes hereinafter named as soon as conveniently 
may be after my decease out of my personal Estate I give
devise and bequeath unto my Son John Frederick Pike &
my daughters Maria Pike and Sarah Charlotte Pike my
Executor and Executrixes after named all that my Freehold
Messuage or Dwellinghouse situate and being in chequer
alley Bunhill Row in the parish of Saint Luke in the
County of Middlesex to hold to them their heirs and assigns
for ever upon the trusts hereinafter mentioned that is to say
upon trust that my said Trustees and the Survivor of them
and the Executors or admors or such Survivor shall receive
the rents issues and profits of my said Messuage and premises
in Chequer Alley aforesaid and pay and apply the same
to and for the use of my Son John Frederick Pike until he
attains his age of twenty one years and when and so soon
as he attains that age then to stand Seized and possessed
of my said premises In trust for my said Son John Frederick
Pike his heirs and assigns for ever and to and for no other
use intent or purpose whatsoever but in case my said Son John
Frederick Pike shall happen to depart this life before he
attains his age of twenty one years without leaving
lawful issue of his body then the Surviving trustees and the
Survivor of them and the heirs and assigns of such Survivor
shall stand Seized of my said Freehold Messuage In trust for
my other Children that is to say the said Maria Pike Sarah
Charlotte Pike Louisa Pike and Sophia Pike or such of them
as may be living at the time of the decease of my said Son
John Frederick Pike to hold to them their heirs and assigns
as Tenants in Common and not as Joint Tenants I give &
bequeath unto Charles Pike of the Bank of England
Gentleman the Sum of two hundred pounds of lawful
money of Great Britain I give and bequeath unto my
said Son John Frederick Pike and my said Daughters
Maria Pike and Sarah Charlotte Pike my said Executor
and Executors all that my Leasehold Messuage and premises
situate and being in the City Road in the said parish
of Saint Luke and County of Middlesex now in the
possession of Mr Ingram to hold to them my said trustees
and the Survivor of them and the Executors and admors
of such Survivor for all my Estate Term and Interest
therein Subject to the payment of the rent and performance
of the covenants of the Indenture of lease of the same upon
trust to receive the rents issues and profits of my said
leasehold premises and pay and apply the same to and
for the use and benefit of my said five Children the said



John Frederick Pike Maria Pike Sarah Charlotte Pike
Louisa Pike and Sophia Pike until the youngest of them
shall attain the age of twenty one years and when and 
so soon as the youngest of my said Children shall attain
that age then to stand possessed of my said leasehold
Premises In trust for such of my said Children as may
be then living to hold the same to and In trust for all
my said Children in Equal shares and proportions and
my will is and I do hereby direct that in case any of my
said Children shall happen to depart this life leaving
lawful issue of his or her body in my life time or after my decease
before the youngest of my said Children shall attain her
age of twenty one years then such issue shall be
Entitled to his or her parents share and my will further
is that in case all my said Children shall happen to
depart this life  in my life time without leaving
such lawful issue as before mentioned save one Child
then the whole of the Childrens shares of the persons
so dying shall go to that one Child I give and bequeath
unto Jane Mitchell widow of John Mitchell late of
Enfield the annual Sum of Ten pounds for and during
the term of her natural life I also give and bequeath
unto James Elisha Mitchell Son of the said John and Jane
Mitchell the Sum of One hundred pounds to be paid
him within twelve months after my decease I give unto
my Executors hereinafter named the Sum of Ten pounds
each for the trouble they may have in performing the trust
of this my will I also give devise and bequeath unto my
son John Frederick Pike and my daughters Maria Pike &
Sarah Charlotte Pike all other my Freehold Copyhold &
Leasehold Estates which I now am or may however
be possessed of & all my monies together with my Stock standing
in my Name in the books of the Governor and Company
of the Bank of England and India Stock and all other
my personall Estate and Effects of whatever kind or where
soever the same may be to hold the same for my said
trustees and to the Survivors and Survivor of them and
the Executors and admors of such Survivor In trust for all
and every my said Children the said John Frederick Pike
Maria Pike Sarah Charlotte Pike Louisa Pike & Sophia
Pike to be paid in Equal shares and proportions upon
their attaining the age or respective ages of twenty one
years or to their lawful issue in case of the death of any
of them leaving such issue to and for his her and their
own use and benefit and in case all my said Children
shall depart this life in my life time without lawful
issue then I give and bequeath the whole of my property
real and personal Except the annuity of Ten pounds
hereinbefore given unto Jane Mitchell widow unto
James Elisha Mitchell and Charles Herman Pike
Equally to be divided between them share and share
alike and my will and meaning is that my said trustees
shall not be liable to answer or be accountable for any
loss that shall or may happen in placing out any monies
						    or



or in Transacting my affairs or otherwise relating to
the Execution of this my will unless the same shall
happen by or thro' their or either of their wilful default
nor shall either of them be answerable for the acts deeds 
receipts or disbursements of the other of them and I direct
that they my trustees shall retain and keep their respective
shares and proportions of my said Estates so bequeathed 
to them as aforesaid and that they do pay and reimburse them
selves out of the residue of my personal Estate and Effects
all reasonable Costs Charges and Expences that they or either
of them shall bear Expend or be put unto in the Execution
of the trust hereby in them reposed and Lastly I hereby
nominated Constitute and appoint my said trustees my
Son John Frederick Pike my Daughters Maria Pike and
Sarah Charlotte Pike Executor and Executrixes of this
my will and revoking all former and other wills by me
heretofore made I declare this to be my last will and
Testament In Witness whereof I have hereunto set my
hand and Seal to wit my hand to the two first sheets and
my hand and Seal to this third and last sheet thereof
this Tenth day of October in the year of our Lord One
thousand Eight hundred and Eleven Mary Pike  Signed
Sealed published and declared by the said Testatrix Mary Pike
as and for her last will and Testament in the presence of
us who at her request and in the presence of each other
Subscribed our names as Witnesses James Elisha  Elizabeth
Withers  Thos Howell Doctors DoCommons

Proved at London 24th January 1814 before the
worshipful John ??o?on Doctor of Laws and Surrogate
by the Oath of John Frederick Pike the Son & one of the
Executors to whom admon was granted having been first
sworn duly to administer power reserved to Maria Pike and
Sarah Charlotte Pike Spinsters the Daughters & other Executors
