This is the last Will and Testament of me John Pike of Brixton in the Parish of Saint Mary Lambeth in the County of Surry Captain I give and bequeath unto my Wife Sarah Pike and to my daughter Elizabeth the Sum of Twenty Pounds each to be Paid them as soon as conveniently may be after my decease And I will and direct that my Wife shall be entitled to have and use for and during her natural Life the following Articles of Furniture Vizt the Bed and Bedstead we usually sleep on and three Sheets three Blankets two Ruggs two pillows and two Pillow Cases one Mahogany Chest of Drawers one Mahogany Dining Table one Mahogany Tea Table eight Mahogany Hair Bottom Chairs one C???? Six Silver Tea Spoons two Silver Table Spoons and such other Articles of my Furniture as may be necessary to furnish two Rooms for her use and I further give and bequeath unto my said wife one Annuity or Yearly Sum of Sixty pounds for and during the Term of her natural Life to be payable and paid unto my said Wife clear of all Taxes & Deductions whatsoever by equal half yearly payments that is to say on the 29th day of September and the 25th Day of March in each year the first payment thereof to begin and be made on such of the said Days as shall first happen next after my decease And I give and bequeath unto my said Daughter Elizabeth her Exors Admors & Assigns one Annuity or Yearly Sum of thirty pounds for and during the remainder of the Terms of Years for which I hold the Leasehold premises hereafter charged with payment of the said Annuity the same annuity to commence and to be computed from the day of the decease of my said Wife and to be paid and payable by equal half yearly payments that is to say on the twenty ninth day of September & the twenty fifty day of March in each year the first payment to begin and be made on such of the said days as shall first happen next after my Wifes decease And I do hereby charge All that Messuage or Tenement situate at Brixton Rise now let to and in the Occupation of Mr Wood And also all that Leasehold Messuage or Tenement now unoccupied And also all those several Cottages erected by me on Ground I hold under Lease from the Reverend Thomas Foster situate in Acre Lane with the payment of the said several Annuities of sixty pounds & thirty pounds per Annum to my said Wife and daughter Elizabeth and I do declare that in case the said yearly rent Charges or annual Sums or any part thereof shall be unpaid for the space of twenty one days next after any of the days of payment on which the same shall be respectively payable it shall be lawful for my said Wife & Daughter respectively and their Assigns into and upon the said Messuages & Tenements or any part thereof to enter & distrain and the Distress and Distresses then & there found to impound remove appraise sell and dispose of as in Cases of Distress taken for rent reserved in Common Demises for Years to the end that my said Wife and Daughter respectively and their respective Assigns may be paid the same Annuities or annual Sums of Sixty pounds & Thirty pounds respectively in manner hereinbefore mentioned and all Costs & Expences attending the making and selling of such Distress or Distresses And I give and bequeath to my said Daughter Elizabeth her Exors Admors & Assigns All that Leasehold Messuage or Tenement situate in Acre Lane aforesaid and now let to and in the Occupation of Mr John Skeates And Subject to and chargeable with the payment of the said Annuities I do hereby give and bequeath the said Leasehold Messuage and cottage (except the said Leasehold Mess??? bequeathed to my said Daughter) to my Son James his Exors Admors & Assigns to whom I also give & bequeath all other my Leasehold and other personal Estate and Effects of what Nature or Kind soever the same may be Provided always and I do hereby declare that in case my said Son shall at any time pay to my said daughter Elizabeth the Sum of Six hundred pounds as a Satisfaction for and in lieu of the said Annuity of thirty pounds hereinbefore given to her that then and immediately on such payment the said Annuity of Thirty pounds shall cease and determine And I do hereby constitute & appoint the reverend Thomas Foster of Clapham in the County of Surry Clerk and my said Son James Pike Executors of this my last Will & Testament hereby revoking all former & other wills by me at any time heretofore made And my will is And I do hereby direct that my Exors shall each of them be answerable for his own Acts and receipts only and not the one of them for the other In witness whereof I the said John Pike the Testator have to this my last Will and Testament contained in two Sheets of Paper to the first Sheet hereof set my Hand and to the last my Hand & Seal the 28th day of October in the year of our Lord 1808 John Pike LS Signed sealed published and declared by the said Testator John Pike as and for his last will and Testament in the presence of us who in his presence & at his request and in the presence of each other have hereunto subscribed our Names as Witnesses Own Corthorne Brixton Henry Wedlake Clerke to Messrs Shephard Adlington Bedford Row Proved at London 15th December 1810 before the Wpful Joseph Phillismore Dr of Laws & Surre by the Oaths of the Revd Thomas Foster Clerk & James Pike the Son the Exors being first sworn to administer
